Mountain Side Condo RULES

Welcome to our condo.  Each adult guest staying in the condo is required to read and follow these rules.  Please treat it with respect and as if it was your own.  We regret that we do not rent to individuals under the age of 21 unless accompanied by a parent or guardian. A valid I.D is required to obtain keys to all properties.

A copy of the Alyeska North Condo Association House Rules are posted in the unit.  To the extent our rules are more restrictive than the Alyeska North House Rules, our rules govern and should be followed.      

  1. PARKING WITH PERMIT ONLY.  You have been issued 1 parking permit.  This permit allows one vehicle to use the south or north parking areas on either side of the building.  Hang this permit from your rear view mirror, so that it can be read from outside your vehicle.  Any vehicle not properly displaying this permit will be towed by the condo association.  The association strictly enforces this rule.  We accept no responsibility for towed vehicles. Other vehicles may be parked in the parking lot just outside the Condo lot.
  2. $50 CHARGE FOR FAILURE TO RETURN PARKING PERMIT.  If the parking  permit is not returned with condo keys at the conclusion of your stay, $50 will be deducted from your deposit to obtain a replacement permit.  It is very COMMON to forget to leave the permit in your car on your mirror, so please don’t forget this!.
  3. PARKING CLOSED ON THURSDAYS 8:00 A.M. UNTIL 12:00 NOON for snow removal in the WINTER only.  Please temporarily move your vehicle to the main parking area during this time if there has been a recent snow fall, or it may be towed at your expense.
  4. INTERCOM.  There is an intercom system at the front entrance.  The instructions are printed on the phone.  Someone wishing to enter the building without a key must dial the two digit number next to unit #605.  The phone will ring in the unit.  The person answering the phone in the unit must then press the number 9, which will then buzz downstairs, indicating the door may be opened without a key.  Please be specific regarding who you let enter the building.  Do not buzz-in random callers.    
  5. NO SMOKING.  There is absolutely no smoking in the condo.   Any evidence of smoking within the condo will result in an extra cleaning/repair charge equal to the amount of your $500 security deposit. 
  6. REMOVE SHOES.  Please remove shoes and ski boots just inside the front door.  This will keep the dirt and wear and tear to a minimum. 
  7. NO PARTIES allowed in condo with non-condo guests.  Only guests staying in the condo are permitted to gather in the premises.  Dinner parties, celebrations, wedding gatherings, meetings, etc. with non-condo guests are not permitted in the condo.  Violations of this rule will result in a $500 deduction from your security deposit to cover fines assessed by the condo association and for extra cleaning and wear and tear on the unit and/or may be grounds for eviction.
  8. NO BIKES.  There is no place for bicycles in the condo.  You will need to find a place to lock up your bike outside. 
  9. SKIS AND SKI BOOTS. Please remove ski boots just inside the front door.  Skis cannot be left outside in the hallways, although every effort should be made to wipe off accumulated snow prior to bringing them in the unit.  Please leave skis in ski holders provided in the front entry.
  10. DO NOT REMOVE ANYTHING from the condo.  What is in the condo is yours to use, but please do not remove anything from the premises. 
  11. STOVE.  Never leave anything unattended on the stove, and please use the fan to eliminate cooking odors from lingering in the condo. 
  12. FIREPLACE.  We have converted our wood burning fireplace into a gas vented heating unit.  The flame is controlled by the round thermostat in the living room.
  13. UPSTAIRS HEAT.  Upstairs heat is controlled by a small Renai heating unit located in the hallway.  Please do not use the electrical thermostats in the bedrooms. If the units on/off light is flashing a small red light, it should be reset by turning off then back on the unit.
  14. EATING and DRINKING should be limited to the dining and kitchen areas.  The cost to repair/clean major damage to rugs and furniture will be deducted from your deposit.  
  15. NO PETS.  Pets are not allowed in the condo.  Any evidence of pets within the dwelling will result in a deduction of $250 from your deposit as an additional cleaning fee, and to cover any fines assessed by the condo association. 
  16. GARBAGE.  There is a dumpster downstairs in the front parking lot.  Never leave garbage in the hallway! 
  17. REC ROOM AND SAUNA.  There is a rec room, sauna and play area on the first floor.  Please do not allow children to play in this area without a supervising adult present.  Rec room and sauna doors can be unlocked with your front door key. 
  18. POOL BALLS, STICKS, FOOS BALLS, PING PONG PADDLES AND BALLS – have all been provided to you for your use and enjoyment in the rec room on the first floor. Please make sure all the items are returned and accounted for. Missing pool balls will result in a $150 deduction, pool sticks - $100, ping pong paddles - $25, foos balls and ping pong balls - $5ea.
  19. KEYS.  You will be given two keys when you check-in.  One key opens the front door and rec room areas.  The other key opens our individual condo unit.  If either of these keys are misplaced or not returned when you check-out, there is a $60 charge each to obtain replacements.  Replacement keys are issued by the condo association and are not easily replaced. 
  20. PHONE USE PROCEDURES. Our phone is good for local numbers but does not dial long distance. You will need a calling card to make long distance calls.
  21. EVICTION. We reserve the right to refuse service or cancel a reservation if it is suspected that our rules are not going to be respected or there are noise complaints from neighbors.
  22. CANCELLATION POLICY. Full refunds are made only when notified of a cancellation 30 days or more in advance. If less than 30 days, we will attempt to re-rent the condo. If we are able to re-rent the condo during your stay, only a $100 cancellation charge will apply. If we are unable to rent the condo, your rent will not be refunded.
  23. UPSTAIRS BATH is plumbed backwards – meaning the hot water is on the cold side and the cold water is on the hot side – oops! so sorry for the inconvenience.
  24. WASHER/DRYER is located downstairs in a common area room near the entry. The machines take quarters - $1 each.

Moving Out Instructions:
Check-out time is 10:00 AM

  1. When you leave, please strip the sheets and pillow cases off of all beds/pillows that were used during your stay and leave them in the upstairs hallway.
  2. If you played any games, please make sure all game pieces are returned, including pool balls, sticks, ping pong balls, foos balls, etc accounted for.
  3. Please make sure thermostats on gas unit heater upstairs and fireplace gas insert are both set to 60 degrees and that no electric thermostats in each room were inadvertently turned on – if so they should be turned all the way down.
  4. If anything has gotten broken or lost, please let us know and we can update our house inventory for the next guest.  
  5. Cleaning supplies such as vacuum, brooms, push mop and cleaning chemicals are located in a closet upstairs and under kitchen sink.
  6. Don’t forget to remove the parking permit from your car mirror and leave with the keys on the kitchen table. Lock just the condo door knob when departing.
  7. You will be notified of any security deposit deductions within 10 days of your departure and a charge will be made to your credit card.

Each guest agrees they have read the rules above and agrees to abide by all of them. Any breach of these rules, broken items and/or missing items may result in a security deposit deduction.
